Leasehold decay note (approximate, not a bank formula — verify with a valuer if this matters for a decision): at ~69 years remaining the unit sits comfortably above the ~60-year mark, where CPF usage and bank loan tenure/LTV terms typically start tightening, and well above the ~30-year mark, where valuation decay usually accelerates sharply. Decay is non-linear — expect it to stay fairly flat for some years yet, then steepen as remaining lease drops through those thresholds (roughly the mid-2050s at current pace). This log exists to track that drift over time as new estimates/letters come in — add a new snapshot row each time, rather than automating a live scrape (updates are infrequent enough that a scraper isn't worth the Actions/API overhead).

SRS — DBS Treasures (SRS/CPFIA wrapper)

Confirmed via DBS internet banking screenshot · 15 Jul 2026, 16:31 SGT
⚠ Open reconciliation item: SSB code GX24010F shows S$17,500 on the DBS SRS holdings page but S$20,000 on Prof's own personal CDP portfolio (confirmed single CDP account, CSV export 15 Jul 2026). Additionally, two SSBs seen on the DBS SRS page — GX24070S (S$10,000) and GX22100X (S$14,000) — do not appear on the CDP CSV at all, while two SSBs on CDP — GX22120S (S$14,500) and GX22090Z (S$13,000) — do not appear on the DBS SRS page. Cause unconfirmed — do not treat any single-source total below as final until this is resolved.

CDP SSB face value total (confirmed complete via CSV export, 15 Jul 2026): S$62,500. Two T-bills previously shown on the DBS SRS page — BY24102W and BS24125S — are treated as closed: their display suffixes (250729, 250624) read as maturity dates of 29 Jul 2025 and 24 Jun 2025, both already past. Per Prof's instruction (15 Jul 2026), these are not being chased further — proceeds are assumed folded into the SRS cash balance above.

SRS Cash Deployment Plan — SSB vs. Amundi Prime USA Experiment

Decided 15 Jul 2026 · capital-protected vs. market-risk split, tracked head-to-head
⚠ To-Do — not yet executed as of 15 Jul 2026:
  1. Apply S$35,500 of SRS cash into the current/next SSB tranche (deadline 28 Jul 2026), via DBS SRS interface.
  2. Open/confirm SRS trading is enabled on existing POEMS account 1052959, buy S$36,000 of Amundi Prime USA Fund (0.05% expense ratio, 0% POEMS sales/platform/switching fee) using SRS as funding source.
  3. Transfer the remaining S$15,300 fresh 2026 SRS contribution room (cash, before 31 Dec 2026) — captures tax relief at marginal rate before it even earns interest.
  4. Log entry price/date for both the SSB and Amundi purchases below the day they execute.
  5. Revisit and compare at 12 months (~Jul 2027) and 18 months (~Jan 2028) checkpoints.

Lessons learned this session (15 Jul 2026): (1) POEMS brokerage/fund fees beat DBS Vickers on cost — POEMS unit trusts are 0% sales/platform/switching fee, and Prof already has an active, funded POEMS account (1052959), so no new account was needed. (2) SRS eligibility rules differ by instrument type: SGX-listed-only applies to stocks/ETFs, but SRS-approved unit trusts (e.g. Amundi Prime USA) run on a separate CPF/SRS-approved fund list and don't require SGX listing. (3) This experiment is not apples-to-apples by design — SSB is capital-protected, Amundi is market-risk — so a single 12–18mo window should be read as one data point, not a verdict on "ETFs vs SSB" generally.
